Recurring maintenance includes building systems checks, common-area upkeep, and repair items ‐ set up on a regular schedule so small issues get caught before they become bigger problems or resident complaints.

Q·004Do you handle tenant turnovers?

Yes, turnover support is one of our core services. We help properties get empty units back to move-in ready condition on the timeline that lease cycles need, which matters most on high-turnover properties like student housing.

Both. We provide cleaning and janitorial support alongside maintenance and repairs, so property teams can work with one vendor instead of dealing with separate maintenance and cleaning contractors.

Both are possible ‐ we offer one-time services, as well as recurring. Describe what you need in your request, and our team will find a solution.

Q·023What counts as an emergency maintenance issue?

Emergencies generally include after-hours issues that put a unit, building, or resident's safety at risk ‐ things like water leaks, heating or cooling failures, lockouts, or urgent repair needs that can't wait for a scheduled visit.

Q·024What's your response time for emergency calls?

We're structured for rapid, after-hours issue response, though exact response times depend on the property's location and the nature of the issue. We're typically on-site in less than 2 hours, but this time may vary. Please call (217) 246-7583 immediately for emergencies.

Pricing & Agreements

Q·026How is pricing structured?

Pricing depends on property size, scope of work, and whether it's a recurring service agreement or one-time work. We offer flexible payment terms and financing to help simplify things for our commercial clients. Submit a property assessment request with your unit count and needs, and our team will follow up with more information.

Q·027Is there a minimum property size or unit count to work with you?

Nope! It's not the portfolio size that matters- we work with properties ranging from small, growing multifamily portfolios up to 100+ unit communities ‐ there's no fixed minimum, but our service model is built around long-term partnerships with property managers and owners, rather than one-off residential-style jobs.

Q·028What billing terms do you offer?

We're happy to work with you on payment terms, we generally offer longer terms to our larger clients. Residential clients are normally 7 days, multifamily clients are typically 30 days, and some commercial clients are 90+ days. We also offer financing and payment plans, starting at 0% APR for 12 months, for qualifying clients.

Q·029How much does an average turnover cost?

It varies by location, property, and what needs done, but a rough ballpark is $0.50-$5 per square foot. Light cleanings and basic maintenance may be as low as $250, full remodels with new carpet, painting, appliances etc may be $5,000+

Erickson Property Maintenance was founded in 2024 by our team, based in Mattoon, Illinois.

Yes ‐ we're fully insured (up to $1,000,000) and licensed, and every employee is background-checked before working on your property. Our team is multi-trade trained, and brings years of trade and multifamily experience. Every employee goes through a rigorous training and mentoring program, and is trained and knowledgeable in mold and lead remediation, fall protection and safety, new construction and remodeling, and various trade specifics like drywall texture repair, trim carpentry, HAZMAT and biohazard safety, etc.

Q·035What is form #301‐XX?

Form #301‐XX (also named "Comprehensive Contract and Agreement of Payment") is our comprehensive contract for commercial clients. You'll receive a copy in your vendor onboarding packet, along with a COI, a W9, etc., and you can email us at any time to request an updated version. We review and update it periodically, so if your copy is 3 months old or older, it may be outdated.

Things We Do

Q·036Do you do service calls?

We do! Whether its an emergency or just a small project, we don't have a minimum project size for our existing customers. New commercial/multifamily customers have a $1000 minimum on their first project, but we can bundle things together to reach that minimum. New residential clients have a $5000 minimum.

Q·037Do you repair drywall?

Our crew includes some of the best drywallers in the area. Whether it's a repair on a textured wall or ceiling, a repair on a smooth wall that needs to be invisible, or a full drywall install for a remodel or construction project, we are more than capable!

Q·038Can you repair window screens?

Yes- we replace and repair window screens on the units we service regularly.

Q·039Do you do new construction?

Our crew is highly experienced in construction and remodeling. Whether it's a new apartment or house, a garage or storage shed, or you're looking for subcontractors for your own project, we're happy to help!

Q·040Do you stain decks?

Yes- we use a wide array of Sherwin-Williams products for wood and concrete decks to keep your property safe, beautiful, and long-lasting. Whether it's an old deck that needs re-finished, a new one that needs protected, or a high-traffic area that needs a non-slip surface, we've got you (and the deck) covered.

Q·041What does an average turnover include?

Every landlord and manager has different demands, but our average turnover or make-ready starts with a deep cleaning. We trash out the unit, and if carpets don't get replaced, we deep clean them. If there are still odors, we treat the air with ozone or hydroxyl, then change air filters. We paint the walls if needed with Sherwin-Williams paint, and perform any pest control and miscellaneous repairs/maintenance that need done, like carpet, LVP, exterior repairs, fire alarms and extinguishers, etc.
We inspect hotspots for mildew and mold buildup, especially near sinks and windows. If we find any, it gets professionally treated. Bathrooms get deep cleaned and sanitized, then the kitchen gets cleaned- cabinets get cleaned inside and out, countertops get cleaned and sanitized, and appliances often get moved and cleaned under. Every appliance is cleaned and disinfected, then tested to make sure there are no leaks or issues. On our way out the door, the carpets get neatly striped so they look brand new.

Q·042Will you replace my roof?

While our crews don't personally install or replace roofs, we work with a set of incredible install companies to make sure you get the same quality and service you deserve and expect from us. We also partner with several companies to maximize your tax credits and install incentives to save you as much money as possible- many of our clients qualify for $0 roof replacements, even without insurance.

Q·043Do you have an option to rush my project?

While we do our best to schedule and complete your project quickly, we know that sometimes it needs done even sooner- whether a tenant wants to move in, you need to pass an inspection, or something comes up unexpectedly. We offer an option to slightly upcharge and boost your project to the top of the calendar (normally same or next-day), even if that means working overnight on your project, scheduling an extra crew, or rescheduling less urgent projects.

Q·044What if my project gets rescheduled, so that someone else's project can be rushed?

We charge a rush fee to them, so if you reach out to your representative, you can get compensated up to that amount. It varies by the delay and project size, but we'll do our best to make it worth it for everyone.

Q·045Do you replace carpet?

We do! We regularly replace carpet in the apartments we service. Our installers are fast and highly experienced in installation, seaming, stretching, and patching new or existing carpet.

Q·046Do you paint?

We do, and we're proud to only use Sherwin-Williams products. For interior paint, we typically use SuperPaint or Duration, for better coverage, durability, and washability than ProMar. For exterior, we use a broad range of products including Duration, Latitude, Pro Industrial DTM, and others. If you reach out to your representative, we'll figure out the best solution for you.

Q·047Do you do any work for residential clients?

We take on a limited amount of residential projects every year. While we typically focus on our commercial, medical, and multifamily clients, we make sure our residential clients get the same level of care and detail. Reach out now, and we'll help plan your project or remodel!

We regularly work with medical facilities, nursing homes, and retirement communities. Whether it's turnovers and repairs for specialty housing, extra-detailed cleaning for your clinic, or anything else, we can help!

Q·049Do you offer property management services?

Unfortunately, we aren't a licensed brokerage in Illinois, so we can't lease your apartments or collect rent. However, we can partner with you to help you do everything up to the limit. We can take on as much (or more) of your workload as a standard property management company, so you don't have to stress if you choose to self-manage with our help.
